Privacy Policy

Who we are

Propertyvendr is a lead generation platform for property services, owned and operated by 3xrank (Pty) Ltd ("we", "us"). Propertyvendr is not a contractor. We take service requests for commercial and residential properties across the Central Valley of California, hand each one to a licensed and insured California contractor on the Propertyvendr list, and provide a client area in which the work, schedule, invoices and documents for each request are managed.

What we collect

Directly from you, when you submit a request, book a consultation or use a client area:

Identifiers: name, company, role, mobile number, email address, property address and unit.
Request details: the service and sub-service, timeframe, property type, size affected, your description of the incident or project, insurance claim status, and any photos or documents you upload.
Client area records: approvals, messages, scope, schedules, invoices, payment status and documents attached to your properties.
Communications: the content of calls, texts and emails exchanged about a request, and call logs from the emergency line.

Automatically, when you use the site:

Internet activity: pages viewed, the page you came from, the form a request came from (we record which page each form was submitted on), approximate location from IP address, device and browser type.

We do not collect payment card numbers on this site; payments are processed by a payment provider named on your invoice. We do not knowingly collect sensitive personal information as defined by California law, and we ask you not to include it in a request description.

How we use it

To acknowledge, route and fulfil your request, assign a contractor and give you a time.
To open and operate your client area, including approvals, schedules, invoices and documents.
To contact you about your request by the channel you chose. If you asked to be called or texted, we, the contractor to whom your request is handed, or a service provider acting on our instructions may do so, including with automated dialling or messaging systems, about that request. Consent to be contacted is not a condition of purchasing any service and can be withdrawn at any time by replying STOP to a text or telling us.
To screen requests for fraud, spam or misuse, including automated screening of request text.
To record where requests come from so we can maintain the site and its pages.
To meet legal obligations, including record keeping for licensed construction work and insurance documentation.
To improve the site, using aggregated or de-identified data.

We do not sell personal information, and we do not share it for cross-context behavioural advertising.

How long we keep it

Request and client area records are kept for the life of the client relationship and for at least four years after the last work on the property, because construction contract, warranty and insurance documentation is commonly required for that period in California, and longer where a claim, dispute or legal obligation requires. Uploaded photos and documents are kept with the request record. Site analytics are kept in aggregate for 26 months. Records are deleted or de-identified when no longer needed.

Your California rights

California residents may ask us to disclose the personal information we hold about them, to correct it, or to delete it, subject to legal exceptions such as records we must keep for a completed construction contract. We do not sell or share personal information, so there is nothing to opt out of on that basis. To exercise a right, use the request form on the Contact page and choose "Privacy request"; the site publishes no email address, so that form is the route. We verify requests by matching the details you give with the request record, and we respond within 45 days. You may use an authorised agent with written permission. We do not discriminate against anyone for exercising these rights.

Cookies and analytics

The site uses a small number of first-party cookies needed to make forms work and to remember a request in progress, and a privacy-configured analytics service that records page views without identifying you. Details, and the choice to decline analytics, are on the Cookie Policy page. We honour the Global Privacy Control browser signal.

Security

Personal information is transmitted over encrypted connections, stored on access-controlled systems and shared with contractors and providers through authenticated accounts, not by email attachment. Uploaded files are scanned and stripped of location metadata. No system is perfectly secure; if a breach affects your information we notify you as California law requires.

Children

The site and the platform are for property owners, managers, boards, adjusters and adult occupants. We do not knowingly collect information from anyone under 16 and delete it if we learn we have.

Changes and contact

We update this policy when our practices change and show the effective date at the top. Material changes are notified in your client area. Questions and privacy requests: use the Contact page. Privacy requests are handled by 3xrank (Pty) Ltd, Modesto, California, which owns and operates Propertyvendr and is the only operator of this site.
