Maintenance
Scheduled and on-call maintenance for commercial and HOA portfolios, timed to the Valley's calendar: drains and roofs before November, irrigation before frost, systems on plan.
Water, fire, mold, storm and biohazard losses stop growing when a crew is on site. These six carry the emergency line and dispatch 24 hours a day; everything is documented to IICRC standards so an adjuster can approve scope from the file.
Cleanouts, construction debris and post-event debris, hauled with disposal records for C&D diversion and insurance files. Available across the whole service area.
Tenant improvements, rebuilds after a loss, and residential remodels, permitted by the contractor and tracked in your client area from scope to final inspection.
Roofs, walls and framing that keep November to March rain out and pass SB 721 and SB 326 inspections. Envelope work runs April through October, when materials cure.
Parking fields, sidewalks, ramps and drainage for retail, multifamily and industrial sites. Asphalt and concrete run in the dry season when surface temperatures hold.

The six emergency and mitigation services: water damage restoration, fire and smoke damage, mold remediation, storm damage and board-up, biohazard cleanup and contents pack-out. Those carry the emergency line. Everything else is requested through the form and scheduled, usually with an assessment the next business day.
The 22 services are available in all 32 cities. Response windows, local failure patterns, permit authorities and the areas covered differ by city, which is why each service has its own page for each city.
The licensed contractor matched to your request, based in Modesto, with licensed and insured specialist crews under its license where a trade requires it. Propertyvendr is the platform: it takes the request, assigns the crew, and runs the file, schedule, invoices and documents in your client area. The contractor's license and insurance details are provided with every quote.
Yes. A loss that needs restoration, roofing and reconstruction stays under one file and one point of contact, and a portfolio manager can run several properties and several trades from the same client area.
Planned work is scoped on site and priced as written line items before it starts. Emergency mitigation begins on arrival and is confirmed after the site visit; where a carrier is involved the scope is prepared in Xactimate.
Request the closest category and describe the work. The request is routed to the right trade or you are told by the channel you chose if it falls outside the 22 services.
