In an apartment building one loss reaches several households, and each one's belongings need a list of their own. Stonegate Village Phases I and II at 625 Logan Way hold 65 and 71 affordable units, and the Housing Element puts a concentration of subsidized housing east of State Route 33. Water from an upstairs unit lands on the furniture and stored goods below. Insurance Code section 2071 asks the insured to separate damaged from undamaged personal property and furnish a complete inventory, so each unit is recorded under its own tenant or owner.
Rooms have to be cleared before drying equipment, a fire cleanup or controlled demolition can work, and 90.1% of Patterson's occupied homes are single-family detached. Nearly half of the owner-occupied ones, 48.2%, went up between 2000 and 2009, while rented homes run older, 32.5% from the 1980s and 5.9% from 1939 or earlier. In either, the furniture and the stored boxes come out before the flooring does. EPA Table 1 notes that upholstered furniture may be difficult to dry completely within 48 hours, and that window drapes follow the manufacturer's cleaning instructions.
A flex suite or an office empties before it can be dried or rebuilt, and its files are what cannot wait. Keystone Pacific Business Park sets 175,000 square feet of flex space beside its distribution buildings, and lists Modesto Junior College and Del Puerto Health Care among its tenants. Desks, screens, records and equipment are listed suite by suite as they come out. FEMA asks for photographs of the insides of closets and cabinets, serial numbers taken from large appliances, and samples of damaged carpet and upholstery kept back before anything is discarded.
When water comes in from a creek or a street, what it soaked leaves the building before the drying starts. In January 2023 Del Puerto Creek crested at 9.3 feet, broke its banks near the Vineyard Avenue bridge and ran into homes and businesses along Vineyard and Condit Avenues, while several inches of water got into houses on Vintner Circle at Diablo Grande. Furniture, boxes and floor coverings that stood in that water are photographed where they are, listed, and kept apart from what stayed dry.
Under a distribution roof the palletised freight is the operator's own logistics, and a pack-out covers the rest. Keystone Pacific Business Park holds 5,250,000 square feet of distribution centres beside I-5, and Restoration Hardware's warehouse on Rogers Road adds 1.5 million; the Amazon fulfillment center led the City's 2022 employers table with 850 workers. Offices, break rooms and records are inventoried and moved while the racked stock stays with the tenant. Cleaning of what does leave follows IICRC S500 after water, whose scope names contents evaluation, restoration and remediation.
The county hazard plan counts 4,458 improved parcels in Patterson's 0.2% annual chance floodplain, home to 15,814 people, against 442 in the 1% floodplain. A flood that reaches even a fraction of them puts many households into the same week of clearing rooms.
Patterson is 18 road miles from the Modesto base, entered on Highway 33 or from I-5 at the Sperry Avenue interchange. From the first photograph onward, everything is checked against the inventory written that day.
Highway 33 runs through town and I-5 meets Sperry Avenue to the west, and the address decides which. Creek water closed 16 Westside roads in January 2023, and winter fog and harvest trucks push arrival toward the far end of the window. Where the truck can stand, and who opens the building, are settled on the call.
The scope is agreed before anything is lifted: which rooms empty, which items are cleaned where they stand and which are held for the adjuster to see. FEMA advises consulting the adjuster before signing any cleaning, remediation or maintenance agreement, so that conversation comes first.
Room by room, photographs and video record closets and cabinets, brands, models and serial numbers go on the list, and samples of damaged material are kept.
Boxes labelled by room against the inventory leave by the walkways of a Stonegate apartment or a tract-home garage, for secure storage.
Cleaning follows the kind of loss. Fire residue and odor go under S700, water contents work under S500, mold contents under S520. Books, papers, upholstery and drapes are handled the way EPA Table 1 sets out. Whatever cannot be brought back is kept and listed for the adjuster.
The contents sit in secure storage until the building is ready, and the relocation and storage costs are recorded.
After the rebuild each box returns to its own room and is checked off the inventory. The contractor's photos, reports, scope and invoice stay in your client area.
Patterson's areas differ in what the rooms hold and in how the boxes get from them out to the street.
The original hub, where streets radiate from a central circle and the Plaza Center Building dates from 1909 to 1910. The route out of an older building is walked before the first box is filled.
Lower household incomes, a concentration of subsidized housing and some of the city's older infrastructure, parts of it inside FEMA's Special Flood Hazard Area. In subsidized buildings each household's boxes are labelled to its own unit.
The City's roughly 240-acre treatment plant about 2.5 miles east, on riverside land FEMA's 2021 maps put into the Special Flood Hazard Area. Records and equipment from buildings out here are inventoried before anything is moved.
A 692-acre master-planned development bounded by the Union Pacific tracks and Eucalyptus, Sycamore and Walnut avenues, with 65 and 71 affordable units in Stonegate Phases I and II at 625 Logan Way. One leak can empty two homes.
Both intersections stood under a foot or more of water in January 2023. In houses facing them, the garage and the ground-floor rooms are the first to be listed and cleared.
The Public Works Corporation Yard on Baldwin Road, the S2A basin that filled faster than it drained in January 2023, and 66 acres annexed in 2024 for 305 medium-density units. Where storm water stands, the ground floor empties first.
Where the creek broke its banks near the Vineyard Avenue bridge in January 2023 and ran into homes and businesses. Porous items the creek water soaked are listed and separated rather than boxed for cleaning.
The creek comes down from Diablo Grande and winds through town; it put Oak Flat Road under several feet of water in 2023. Contents on a wet floor are moved before the flooring comes up.
Beside I-5, 5,250,000 square feet of distribution centres and 175,000 of flex space, with tenants from CVS Pharmacy to Grainger, Modesto Junior College and Del Puerto Health Care. Flex suites pack out; the racked freight does not.
The 1.5 million square foot Restoration Hardware warehouse stands on Rogers Road, where a 2012 Draft EIR proposed about 13.47 million square feet more. Office areas and records leave; the stock stays with whoever operates the building.
Current City projects here include retail at Sperry and Haggerty and the Patterson Logistics Center north of Sperry, east of the Delta-Mendota Canal. In a shared commercial building, each tenant's contents are inventoried and boxed on their own.
A hillside community west of the city where January 2023 runoff flooded the Vintner Circle neighbourhood and put several inches of water inside homes. Water off a slope reaches the lowest rooms, and those are the rooms that empty.
Part of it. When the creek crested at 9.3 feet in January 2023 it broke its banks near the Vineyard Avenue bridge and ran into homes and businesses along Vineyard and Condit Avenues. EPA Table 1 covers clean water only, so porous stock and furnishings that stood in creek water are recorded and handled under the water damage scope rather than boxed for cleaning. Hard goods and anything above the water line are inventoried, packed and cleaned in the normal way.
Each household's own. Stonegate Village Phases I and II at 625 Logan Way hold 65 and 71 affordable units, and a leak that crosses a floor or a wall reaches more than one home. Every unit is photographed and listed separately, and boxes are labelled to the unit they came from. Insurance Code section 2071 puts the duty to separate damaged from undamaged personal property and furnish a complete inventory on the insured, and the manager and each resident get the list that applies to them.
Not as a rule. On the first school day after the 2022-23 winter break, American Eagle Avenue at Red Robin Drive and Barros Street at Ward Avenue stood under a foot or more of water while the basins caught up. What comes out is what the water reached and what the drying needs cleared: boxes and furniture stored on a wet garage slab, the contents of low cabinets, and anything the flooring has to come out from under.
No. The park holds 5,250,000 square feet of distribution space beside I-5, and palletised freight is the tenant's own logistics to move. A pack-out takes the office areas, break rooms, records and whatever else the owner or tenant asks for, itemized on the same list. What a commercial policy pays for damaged stock is a question for the business and its adjuster.
The rooms the water reached. In January 2023 water coming down the mountainside flooded the Vintner Circle neighbourhood and got several inches inside homes, with Stanislaus OES, West Stanislaus Fire Protection District and Western Hills Water District clearing drains and bringing sandbags to residents. Water off a slope collects in the lowest rooms, so those are photographed, inventoried and emptied first, and each box is labelled to its room before it goes to secure storage.
That depends on the policy and the circumstances. Where a residential loss relates to a declared state of emergency, Insurance Code section 2061 has the insurer accept an inventory grouped by category, such as clothing, shoes, books, food items, CDs and DVDs. Section 10103.7 has the insurer offer at least 60 percent of the personal property limit on a total loss of a furnished primary dwelling without an itemized claim. Outside those conditions the policy's own rules apply.
