A warehouse at lease end gives up more than pallets. Keystone Pacific Business Park holds 5,250,000 square feet of distribution centres and 175,000 square feet of flex space beside Interstate 5, and the Restoration Hardware building on Rogers Road runs to 1.5 million square feet. Racking, pallets and left inventory come out as bulk, but forklift batteries, propane cylinders and non-empty aerosol stock are all on CalRecycle's banned-from-trash list and leave separately.
A retail or office suite handed back in Patterson is cleared under the commercial chapter. The City's 2022 employer table lists CVS Caremark, W. W. Grainger, WalMart, Kohl's Distribution Center and Restoration Hardware among the largest, so a tenancy ending here can be a whole floor of desks, screens and fixtures. Civil Code section 1993.07 sets the threshold at two thousand five hundred dollars or one month's rent, whichever is greater.
Patterson's rented housing is older than its owned housing, and it turns over differently. American Community Survey figures reported by the City put 48.2 percent of owner-occupied homes in the 2000s, while 32.5 percent of renter-occupied homes date from the 1980s and 5.9 percent from 1939 or earlier. Civil Code section 1983 gives a claim-by date of not less than 15 days after personal delivery, or 18 days after mailing. The owner serves that notice, and any sharps or human waste in the unit are cleared first as biohazard cleanup. This is not legal advice.
The east side of State Route 33 is where the City puts its clean-ups. The Housing Element describes lower median household incomes and a concentration of subsidised housing there, and makes the area a priority for capital projects and neighbourhood clean-ups; the Building Department estimates about 350 units, some five percent of the stock, need substantial rehabilitation, mostly east and downtown. Penal Code section 374.3 makes each day dumped material stays a separate violation.
A self-storage building is not cleared on the same rules as a shop. The City's current project list includes a self-storage facility on Sperry Avenue, alongside retail at Sperry and Haggerty and the Patterson Logistics Center east of the Delta-Mendota Canal. Civil Code section 1993 states that commercial real property does not include self-storage units, and those fall under a separate act, so a crew clears a unit there only on the facility's written instruction.
In 2024 the City approved the annexation of the Zacharias and Baldwin developments, 1,300 acres carrying more than 5,000 dwelling units and more than 7.6 million square feet of commercial and industrial space. Every one of those buildings will eventually hand back a tenancy that has to be cleared and recorded.
From the Modesto base the run is 18 road miles, leaving Interstate 5 at Sperry Avenue or reaching town on State Route 33. The record made on a warehouse floor is the same one made in a house.
The request names the Patterson address, whether it is a suite, a unit or a warehouse bay, the dock or driveway access and an estimate of the load. Same day or within 1 to 2 days, depending on urgency and availability. Morning or afternoon arrival windows, confirmed when the estimate is booked. From a single item to a full truckload, priced by volume in the written estimate.
The space is walked first. Has it been vacated and has the claim-by date on the notice passed? Is anything lost property, or records? Is it a manufactured home or a self-storage unit, where a different procedure applies? The manager confirms in writing before a single item is lifted.
Sorting is done where the material stands: general waste, scrap metal and appliances, mattresses, screens, lamps and batteries, paint and chemicals, tires, and items held for claim.
Loads are tarped on the dock. Vehicle Code section 23114 requires a vehicle loaded so nothing drops, leaks, blows or spills onto Sperry Avenue or the interstate.
The truck leaves for a permitted facility and the gate ticket returns with the weight on it, filed under the Patterson address. On a large warehouse clearance the tickets are counted per trip, so the file shows every load out rather than one summary line.
Appliances travel with a completed DTSC 1430 form; mattresses, screens, lamps, batteries and tires each leave for the site that takes them.
The close-out is before and after photographs, a ticket from each gate, the stream list with destinations, and any tire manifest, ready for an owner, a board or a landlord's file.
Patterson runs from a 1909 town plan to million-square-foot distribution floors, and each end of that range clears differently.
The original hub where streets radiate from a central circle, with the Plaza Center Building of 1909 to 1910 and the City's address at 1 Plaza. Downtown carries the older infrastructure and the greatest need for housing rehabilitation, so turns here are frequent and small.
Lower median household incomes, a concentration of subsidised housing and a City priority for capital projects and neighbourhood clean-ups. Bulky items and dumped loads collect at enclosures and back lots, and the association or owner clearing them keeps the ticket.
A treatment plant of about 240 acres roughly 2.5 miles east of town near the river, also taking Diablo Grande's wastewater. Site clearances on public land follow the same stream split as a commercial suite, and nothing is left on the river bank.
A 692-acre master-planned development bounded by the Union Pacific tracks, Eucalyptus, Sycamore and Walnut avenues, with 65 and 71 affordable units at 625 Logan Way. Turns in apartments of that age produce mattresses and furniture in the same week.
Both intersections went under a foot or more of water in January 2023. Soaked carpet, board and furniture cleared after an event like that are a bulk stream, separated from the appliances and screens that leave the same address.
The Public Works Corporation Yard at 16215 Baldwin Road hands out sandbags, the S2A basin filled faster than the system could drain it in 2023, and 66 acres at the south end were annexed in 2024 for 305 units. Open ground on that road collects dumped material.
The creek crested at 9.3 feet in January 2023 and broke its banks near the Vineyard Avenue bridge, running into homes and businesses along both avenues. Contents cleared from those buildings leave by stream, and the photographs go in before anything moves.
Salado Creek winds through town from Diablo Grande and put Oak Flat Road under several feet of water in January 2023, with crews clearing debris by machine. Urban Forestry manages the vegetation along it, and household loads never go to the bank.
5,250,000 square feet of distribution centres and 175,000 square feet of flex space beside Interstate 5, with CVS, Kohl's, Grainger, Brake Parts and Platt Electric among the tenants. A bay handed back is racking, pallets and stock, loaded from the dock.
The 2012 draft covered about 13.47 million square feet on roughly 880 net acres at Rogers Road and Keystone Pacific Parkway, and the 1.5 million square foot Restoration Hardware building stands on Rogers Road. Clearances at this scale are counted in trips rather than in items.
Interstate 5 carries 45,000 to 51,000 vehicles a day at Del Puerto Canyon Road and Sperry Avenue, and current projects include retail at Sperry and Haggerty and a self-storage facility. A storage unit is cleared only on the facility's written instruction.
Water off the mountainside flooded the Vintner Circle neighbourhood in January 2023 and got inches deep into homes. Clearances out here run a long haul back to the highway, so the load is planned to leave in as few covered trips as possible.
By trips rather than by rooms. Racking, pallets and left inventory come out as bulk from the dock, while forklift batteries, propane cylinders and any non-empty aerosol stock are pulled aside first because they cannot go to a landfill. Every truck out is covered under Vehicle Code section 23114 and produces its own weight ticket, so the tenancy file shows load by load what left the building.
It goes to a permitted facility, and the weight ticket from that gate returns with the crew and is filed under the Patterson address it came from. Streams a landfill will not take are split out before the truck is loaded: screens, lamps and batteries as universal waste, mattresses and tires to the sites that handle them, and paint and chemicals on their own route. Each carries its own ticket.
It does not change the law that applies. Penal Code section 374.3 reaches waste matter dumped on private property without the owner's consent and treats each day it remains as a separate violation, and it also reaches causing waste to be dumped. That is why material cleared from an enclosure or a back lot leaves with a dated ticket from the gate it went through, rather than on a promise that it was taken away.
No. Civil Code section 1993 states that commercial real property does not include self-storage units, so the commercial chapter does not apply to them, and a separate act governs self-service storage. A crew clears a unit only on the facility's written instruction, and nothing in it is disposed of on the crew's own judgement. The facility's own procedure decides what happens and when.
Not in the landfill load. CalRecycle bans solvent-based, latex and oil-based paint, all batteries, fluorescent lamps and tubes, non-empty aerosol cans, solvents, pesticides, antifreeze, motor oil and tires from the trash. DTSC adds that it is illegal to dispose of household hazardous waste in the trash, down the drain or by abandonment, and that household hazardous waste does not cover waste generated while running a business.
Photographs of each area before and after, a disposal or weight ticket from every facility used, the stream list showing item types against destination types, a manifest where tires were hauled, the date the property was walked and the written confirmation to proceed. The set is put together so an owner or a board can read it without further explanation.
