Handyman is the phrase a manager searches for; behind it is an ordinary repair order. A portfolio produces a steady stream of items too small to justify a trade visit of their own: a closer that slams, a cabinet door off its hinge, a patch and touch-up where a rail came down, a latch that has stopped catching. Propertyvendr takes the request and hands it to a licensed and insured contractor on its list, who contracts directly with you and is identified at assignment.
A small job in an old building is not automatically a small job. The EPA's renovation, repair and painting programme reaches anyone paid to perform work that disturbs painted surfaces in homes, childcare facilities and preschools built before 1978, so the build year is settled before a sander, a chisel or a plane is used on painted timber.
California measures the same paint on a different scale. Under Health and Safety Code 17920.10 deteriorated lead-based paint, or paint disturbed without containment, is a lead hazard once the aggregate area reaches two square feet in any one interior room or space, twenty square feet on exterior surfaces, or a tenth of the surface of a small component such as a window sill, a baseboard or trim. That is a state code measure of the condition and is counted separately from the federal renovation trigger, never added to it.
The equipment an item is attached to decides how it is approached. Title 8, section 3314 covers cleaning, repairing, servicing, setting up and adjusting machines and equipment where an unexpected start-up or stored energy could injure: the machine is stopped, the power source de-energized or disengaged, locked out where necessary, and the controls tagged before hands go near it.
The order lists the items rather than the visit: what each one is, which building and unit it is in, who reported it and when. A list built this way is what lets several small jobs run on one attendance without losing the record of any of them.
Occupied units take a written entry notice; common areas, vacant units and back-of-house areas are arranged with the manager for a time that does not close a trading space.
Anything that will disturb painted timber or plaster is checked against the pre-1978 line before the tool comes out.
Adjusting, refixing, replacing and making good, item by item, with the surrounding finish returned to the state it was in rather than left open.
Powered equipment de-energized before it is touched, dust contained, and the area left usable.
Each item photographed before and after and noted separately, so one line can be answered without the rest of the visit.
A job is small because of what it disturbs, not because of how long it takes. The same build-year check, the same isolation and the same photographs apply to a ten-minute adjustment as to a day of work.
Shared laundry doors, mail surrounds, cupboard fronts and blinds, where a dozen minor items sit open across a site at any time.
Scattered addresses with one or two items each, which is the case for grouping several tenancies into a single attendance.
Latches, signage, seating, bin enclosures and clubhouse fittings, raised by residents through the manager rather than by the board.
Closers, kick plates, shelving and back-of-house fittings, arranged around opening hours so the sales floor stays in use.
Handles, ceiling tiles, partitions and fittings reported by tenants, handled quietly during the working day.
Room fittings, door furniture and corridor items, worked room by room around what is occupied that night.
Anything small and fixed: adjustments, refixing, replacing like for like, patching and making good. Items are grouped by building so one attendance closes several lines, and each line keeps its own description, photographs and note of what was done.
A licensed and insured contractor on the Propertyvendr list, to whom the request is handed and who contracts directly with you. Licence and insurance details come with the assignment. Propertyvendr is not a contractor and does not perform the work.
Only after the build year is checked. Work that disturbs painted surfaces in pre-1978 housing and child-occupied buildings falls under the federal renovation rule once it passes the minor-maintenance limits, and California counts deteriorated paint as a hazard on its own thresholds.
Yes. Supply, drainage, wiring and heating work goes to the plumbing, electrical and HVAC trade, and a recurring schedule belongs to preventive maintenance rather than to a repair order.
A before photograph, an after photograph, what was adjusted or replaced, and where. They sit on the order line for that item, in the manager's client area.
Small repairs are requested through the commercial property maintenance page for your city, which sets out the portfolios and the stock there.
